These Terms & Conditions govern your use of gaggigroup.com (the “website”), the website of Gaggi Group, a team at Best Sellers Realty Inc., Brokerage (“we,” “us,” or “our”), a real estate brokerage registered with the Real Estate Council of Ontario (RECO). By using the website, you agree to these terms. If you don't agree, please don't use the website.

Browsing the website, sending us a message or saving a search does not create a brokerage–client relationship. We represent you as a client only once you and our brokerage have signed a written agreement, such as a buyer representation agreement or a listing agreement.
Until then, please don't share confidential information that could affect your negotiating position, such as the most you would pay or the least you would accept.
This website is not used to make, accept or sign offers or agreements, or to pay deposits. Those are handled directly with your agent and, for deposits, through our brokerage's trust account or as your agreement says.
Protect yourself from wire fraud. We will never change deposit or payment instructions by email alone. Before sending any money, confirm the instructions by phone with your agent or our office, using a phone number you already know to be ours.
Everything on this website is for general information only. It is not legal, financial, tax, mortgage or real estate advice. We work to keep it accurate and current, but we make no promise that it is complete, accurate, reliable or suitable for your purposes.
Prices, availability and property details can change at any time without notice. Always check measurements, square footage, lot sizes, taxes, fees, zoning and other property details independently before relying on them. Listings on this website include information supplied by other brokerages and by MLS® systems. It is deemed reliable but not guaranteed. A property shown may already be sold, leased or withdrawn. When a listing belongs to another brokerage, we say so on the listing page.
Listing information is provided for the personal, non-commercial use of consumers who have a genuine interest in buying, selling or leasing real estate. It may be used only to identify properties you may be interested in. It may not be copied, redistributed, republished or used for any other purpose.
We may ask you to register before you can see full listing details or certain information, such as sold prices. If you register, you agree that:
• The information you give us is accurate and your own
• You are registering because you have a genuine interest in buying, selling or leasing real estate, and not for any commercial purpose
• You will use the information you see only for that purpose, and won't copy, share or redistribute it
• You won't share your access, or register more than once to get around a limit
We may suspend or remove access that breaks these terms or the rules of the real estate boards whose data we display.
Our home valuation tool produces an automated estimate from market data. It is not an appraisal, and it is not an opinion of value prepared by a registered salesperson or broker. Actual market value depends on the condition, features and circumstances of the property and on the market at the time. For a professional opinion of value, ask one of our agents.
The estimated monthly payment shown on a listing is a rough guide only. It is worked out from the listing price and the down payment, interest rate and amortization shown, which you can change, with the minimum down payment and mortgage default insurance premium where they apply, and the property tax and condo fee when the listing includes them. It is not a mortgage offer, a pre-approval or financial advice, and it leaves out costs such as home insurance and utilities. Your actual payment depends on your lender and your circumstances. A mortgage professional can tell you what you qualify for.
Neighbourhood information, such as walkability scores, demographics, schools and nearby places, comes from third-party and public sources. It is provided as-is and may be out of date. School boundaries in particular should be confirmed with the school board.
Where listings sit on our maps, and the demographics and schools on our neighbourhood pages, are based on Statistics Canada data. Contains information licensed under the Open Government Licence – Canada.
When you use the website, you agree not to:
• Use robots, scrapers or other automated means to copy listings, photos or other content
• Send spam, false or misleading information, or anything unlawful, abusive or harmful through our forms
• Try to get into parts of the website or our systems that aren't meant for you, or interfere with how the website works
• Frame, mirror or copy the website, or pass off its content as your own
• Use the website in any way that breaks the law or the rules of the real estate boards whose data we display
The website and its content belong to us or to those who license content to us. That includes its text, design, graphics, logos and photos. Listing photos and descriptions belong to the listing brokerage, the photographer or the MLS® system that supplied them. You may view and print pages for your own personal, non-commercial use. Any other use needs our written permission.
The trademarks REALTOR®, REALTORS® and the REALTOR® logo are controlled by The Canadian Real Estate Association (CREA) and identify real estate professionals who are members of CREA. The trademarks MLS®, Multiple Listing Service® and the associated logos are owned by CREA and identify the quality of services provided by real estate professionals who are members of CREA.
Our agents may send you a private link to a presentation, such as a market analysis or buyer or seller presentation. The link is meant for you. Please don't forward or publish it. The analysis in a presentation reflects market information available when it was prepared, and is not an appraisal.
The website links to, and shows content from, other companies, such as maps, videos, social media and our home valuation tool. We don't control those services and aren't responsible for their content, availability or privacy practices. Your use of them is subject to their own terms.
You're responsible for the information you send through the website, and it must be accurate and lawful. If you send us a testimonial or review, you allow us to publish it on our website and in our marketing, with your first name and last initial unless you agree to more. We may edit it for length or clarity without changing its meaning. You can ask us to remove it at any time.
We may change, suspend or discontinue any part of the website at any time, and we don't promise that it will always be available or free of errors or viruses.
The website is provided "as is" and "as available." To the fullest extent the law allows, we are not liable for any loss or damage arising from your use of, or reliance on, the website or its content. That includes any indirect, incidental or consequential loss, lost profits and lost opportunities. This applies to our brokerage and to our salespersons, brokers, employees and service providers.
Nothing in these terms limits any right you have under Ontario consumer protection law or other law that cannot be limited by agreement. These terms don't change the obligations our brokerage and its registrants owe you under TRESA, or under any written agreement you sign with us.
If you misuse the website or break these terms, you agree to cover any loss, claim or cost, including reasonable legal fees, that we face as a result.
Our Privacy Policy explains how we collect, use and protect personal information, and how to stop receiving messages from us. It forms part of these terms.
We want everyone to be able to use our website, in line with the Accessibility for Ontarians with Disabilities Act (AODA). If you have trouble reading or using any part of it, contact us. We will provide the information in another format or help you another way.
We may update these terms from time to time. The date at the top shows when they were last updated. If you keep using the website after a change, you accept the updated terms.
These terms are governed by the laws of the Province of Ontario and the federal laws of Canada that apply there. Any dispute about the website or these terms will be decided by the courts of Ontario.
If any part of these terms is found to be unenforceable, the rest still applies. If we don't enforce a term right away, we can still enforce it later.
These terms cover your use of the website only. If you sign a written agreement with our brokerage, that agreement governs our services to you, and it takes priority over these terms if they conflict.
The extra services outlined on this page are optional enhancements available to clients. All additional services and associated third-party or administrative costs will be itemized, quoted, and agreed to in writing prior to the commencement of any work or incurrence of expenses.
